I attended this great “Real Estate Wholesaling Seminar” on Saturday, February 6th .
As with any profession it is recommended that you get some education to support your field and to give you credibility. I’m sure other investors out there will totally agree that any new piece of information that you can obtain is worth your time. Taking part of a live educational seminar adds another element to it. First you build a rapport with the instructor and with your fellow classmates and I’m sure you would agree that one can never get have enough networking.
I have been to a previous Wholesales class before put on by a national well known company which I love but I have to admit attending a local and smaller class size had greater impact in my experienced. This class was led by Nick Aalerud from AA Real Estate Partners a seasoned investor with many years of experience that is now managing multi million dollar complex. He was very energetic, knowledgeable and brought a special excitement to the group. I was very impressed that he answered all our questions and I mean all our questions. He gladly stayed one hour over in order to deliver the entire presentation. I was especially excited as his marketing assistant and him personally reviewed my marketing and gave me great pointers.
I came out with great info and the following made a great impact on how I view the longevity of my business.

There are 4 sections that an investor should think of systematizing in order to grow and continue to expand their business.
Property Marketing / Deal Flow
Analysis & Negotiation
Acquisition / Contracts & Compliance
Property / Contract Disposition & Resale Marketing
I’ll just use the first system and let you know of my personal experience
Property Marketing / Deal Flow
Get marketing assistant: hourly or per piece sent. Better yet if you can give them an incentive of 10% of any deal that is brought in through their efforts it a better “win / win” situation.
Use all online marketing that you have available to you especially the free ones (Craig’s List, Social Groups)
Hang sign & Fliers (if you hang them over 7 feet high you have a higher chance that the city or municipality will not take them down, also hang them on Friday evening as the city won’t start taking them down till Monday.)
Get Birddogs. As many as you can get. They will bring deals to you.
In 2 weeks I have applied just a couple of these concepts and it has made a difference in that section of my business.
I consider myself very fortunate to work with great colleagues within my company of RCI Group LLC and having an extended network of colleagues that are help grooming me to be the best Investor Diva out there.
